I am currently considering purchasing an apartment in Plovdiv, specifically looking at areas near the Kapana district or the Old Town to experience the vibrant cultural lifestyle. I have noticed a steady increase in property prices over the last few years and I am curious if this trend is sustainable or if the market is becoming overpriced. Are there any local experts or recent buyers who can share their insights on the long-term investment potential of the city? I would appreciate advice on whether it is better to buy now or wait for a potential market correction.

I bought an apartment in Kapana in 2021 and the appreciation has been fantastic. Even if the market cools, the location is so desirable that you will always find tenants. I wouldn't wait for a crash that might not happen.

I’m currently looking too, but I’m leaning towards the areas just outside the center. You get more square footage for your money, and the city is walkable enough that you are never far from the action.
