I recently purchased a holiday apartment in Sunny Beach and am planning to rent it out during the summer season to cover maintenance costs. I am wondering how to effectively manage listings on both Airbnb and Booking.com without running into double-booking issues. What are the best practices for setting up profiles, handling local taxes, and finding a reliable cleaning service in the area? Any advice from fellow Bulgarian property owners would be greatly appreciated.

For double-bookings, you absolutely need a Channel Manager like Guesty or Hospitable. They sync your calendars in real-time across Airbnb, Booking.com, and any other platforms you use. Never try to manage it manually!

Regarding local taxes, keep in mind that Bulgaria has specific regulations for short-term rentals. You must register as a landlord and pay the 10% flat tax on rental income. If you are a foreigner, you might want to read this guide on the legal requirements for property owners to ensure you stay compliant.

Finding a cleaner in Sunny Beach is best done through local Facebook groups for property owners in the resort. Ask for references from other apartment owners in your specific complex, as cleaners often have keys to multiple units in the same building.

Don't forget to take professional photos! In a crowded market like Sunny Beach, the quality of your images determines your click-through rate. Bright, airy photos of the balcony and the walk to the beach are essential.

Make sure you have a local bank account to receive your payouts easily. It simplifies the tax reporting process significantly. You can check out this article on the process for opening a Bulgarian bank account as a non-resident if you haven't done that yet.

I suggest setting a minimum stay of 3-4 nights during the peak season. It reduces the turnover frequency and saves you a lot of money on cleaning fees and wear-and-tear.

Communication is key. I use automated message templates on Airbnb to send check-in instructions and local tips about Sunny Beach restaurants to guests immediately after booking. It boosts my response rate metrics.

Be very clear about the 'Tourist Tax' in your house rules. In Bulgaria, you are required to report guests to the local police/municipality, so make sure you collect their ID details upon arrival to avoid any legal headaches.
