I recently purchased an apartment in the Lozenets district and am looking to rent it out, but I'm worried about finding high-quality, long-term tenants. Does anyone have experience with the current rental market in Sofia and know the best platforms or screening processes to use? I want to avoid high turnover and ensure I find reliable professionals who will treat the property with care. Any advice on how to vet potential candidates effectively would be greatly appreciated.

Lozenets is a premium area, so you should focus on platforms like Imot.bg or OLX. However, professional tenants often look at Facebook groups like 'Rent in Sofia'. Make sure you have your documentation in order, especially if you're a foreigner, as banks might ask for proof of income or opening a Bulgarian bank account to manage your rental income properly.

I've been renting out in Lozenets for years. My best tip: always ask for a deposit equivalent to two months' rent. It filters out people who aren't serious. Also, check their employment contract; most professionals in Sofia will be happy to show it if they are serious about a long-term lease.

The rental market in Sofia is very active, but high turnover is a risk if you don't screen well. I personally interview everyone. If they seem rushed or don't ask about the neighborhood, they usually aren't looking for a long-term home.

Don't underestimate the power of a good property management company. They have established vetting processes and often have a database of corporate clients who are much more reliable than random individuals from online listings.

Before you finalize the deal, ensure your building has all the necessary permits. It sounds obvious, but you'd be surprised how many issues arise if you don't have the Act 16 document ready for inspection, as professional tenants often ask for it to verify the building's legality.

I always suggest drafting a very detailed inventory list (protocol) when handing over the keys. It makes tenants much more careful with your furniture and appliances because they know they are financially responsible for any damages beyond normal wear and tear.

Lozenets attracts a lot of expats and corporate employees. Try listing on LinkedIn or specialized expat Facebook groups. These individuals usually have stable jobs and are looking for long-term stability, which is exactly what you want.

Trust your gut during the viewing. If a potential tenant is complaining about the price or the neighborhood immediately, they will likely be difficult to deal with later. Look for people who appreciate the apartment's design and features.

Keep your apartment well-maintained. If you provide a clean, modern space with reliable appliances, you naturally attract higher-quality tenants who are willing to pay a premium and stay for years.
