I am looking into buying a holiday apartment in Bulgaria for both personal use and short-term rentals. I am torn between Bansko, Borovets, and Pamporovo and would appreciate insights on which area offers the best long-term capital appreciation and rental yield. What are the current market trends, occupancy rates, and infrastructure developments in these three resorts? Any advice from investors who already own property in these regions would be greatly appreciated.

Bansko is definitely the winner for rental yield because of the long season and the massive influx of digital nomads year-round. I’ve owned an apartment there for five years and the occupancy is consistent even in the off-season. Just keep an eye on maintenance fees.

If you are looking for capital appreciation, Borovets is interesting due to its proximity to Sofia. It attracts wealthy locals on weekends, which keeps prices steady. However, before you commit, you might want to check legal requirements for foreign buyers to ensure everything is above board.

Pamporovo is more family-oriented and has a very loyal base of returning tourists. It’s quieter than Bansko, so your rental yields might be lower, but the property entry prices are also much more attractive for a first-time investor.

I’ve had a place in Bansko since 2018. The infrastructure development, like the new road connections and the growing co-working scene, has really helped my rental income. It's not just a ski resort anymore.

Don't ignore the Black Sea as a potential alternative. While you are asking about mountains, some people find better long-term value elsewhere. For instance, investing in Sveti Vlas offers a completely different, yet equally lucrative, seasonal rental model.

Borovets is catching up, but the supply of high-end luxury apartments is still quite limited compared to Bansko. If you find a modern complex with spa facilities, grab it; those command the highest nightly rates.

As someone who manages properties in all three, I’d say Bansko has the best 'infrastructure' for short-term rentals (Airbnb/Booking), as the town is fully set up for it. Pamporovo is great, but it’s harder to manage remotely.

Bansko is over-saturated with cheap apartments, so be careful. Focus on quality, location near the gondola, and modern amenities if you want to stand out from the competition.

The current trend in Pamporovo is toward mountain biking and summer tourism, which is helping bridge the gap between ski seasons. It’s a slow burn, but it’s gaining traction.

I wouldn't buy in any of these without visiting personally. The maintenance fees in some of the older complexes in Bansko can eat up your entire rental profit. Do your due diligence on the building management first.

Investment-wise, Borovets feels like the 'prestige' choice. It’s closer to the capital, making it a prime spot for high-net-worth Bulgarians, which usually translates to better property maintenance and long-term value.
