Is buying a beachfront studio in Pomorie worth it for year-round living and health tourism?

I am considering purchasing a studio apartment on the beachfront in Pomorie to use both as a vacation home and for potential rental income. I am particularly drawn to the area's famous mud spas and wellness facilities, but I want to know if the town remains vibrant enough for comfortable year-round living during the off-season. Has anyone here invested in Pomorie, and how do you find the maintenance costs and rental demand outside of the peak summer months?

Pomorie is one of the few Black Sea towns that actually stays alive in winter. Unlike Sunny Beach, it has a permanent population, local shops, and cafes that stay open. The mud spas are incredible for arthritis and skin issues.

I've owned a studio there for five years. Maintenance fees can be high in complexes with pools and security, so check the 'support fee' carefully before buying. Outside of July and August, rental demand drops significantly, but you might get some interest from people seeking wellness retreats.
The town is great for health tourism because of the salt lakes. However, be aware that beachfront properties suffer from high humidity and salt air corrosion, which increases your maintenance costs significantly over time.
Rental income in the off-season is basically non-existent unless you target the health tourism crowd specifically. I've had success listing on niche platforms for people coming for the mud treatments, but it's not steady income.

Infrastructure in Pomorie is decent, and it's close to Burgas airport, which is a huge plus. Just make sure your studio has proper heating, as the sea breeze gets quite chilly in January and February.

The local community is very welcoming. I moved here for the wellness aspect and haven't looked back. Just keep in mind that the beachfront can be noisy in the summer, so choose a unit that isn't directly above a bar.

It's a solid investment if you aren't expecting luxury hotel returns. It's more of a lifestyle investment. The cost of living is very reasonable compared to Western Europe, which makes year-round living quite affordable.

Make sure you get a local lawyer to handle the paperwork. Property laws can be tricky depending on your home country, so read up on whether Can US and Canadian citizens buy property in Bulgaria? if you aren't an EU citizen.
