Best regions in Bulgaria for buying rural property and homesteading

My partner and I are looking to move to Bulgaria to start a small-scale homestead and we are currently overwhelmed by the variety of regions available. We are looking for fertile soil, access to a reliable water source, and a supportive community that isn't too isolated. Could anyone recommend specific areas that are beginner-friendly for foreigners and have a good balance of affordability and infrastructure?
