Is student rental investment in Sofia still profitable near major universities?

I am considering purchasing a studio apartment near Sofia University or the Technical University with the goal of renting it out to students. Given the rising property prices in the city, I am curious if the rental yields still justify the initial investment. Are there specific neighborhoods that offer the best balance between high demand and reasonable entry prices? I would appreciate any insights from experienced landlords regarding typical vacancy rates and expected ROI in these areas.

I've been renting out a studio near the Technical University for five years. Yields have compressed due to high purchase prices, but the demand is constant. Just make sure you account for all the unexpected expenses when buying property in Bulgaria, as they can quickly eat into your annual ROI.

Sofia University is a safer bet for long-term value appreciation, but the entry prices are steep. You might struggle to get a high yield immediately, so focus on the capital gains aspect instead.

Look into Studentski Grad. It's the hub for both universities. Prices are high, but vacancy is virtually zero if the apartment is modern and clean.

If you are looking for pure rental yield, the center near Sofia University is getting too expensive. Consider slightly peripheral areas with good metro access; students don't mind a 15-minute commute.

I own two units in Lozenets near the university. The tenants are usually working professionals or international students who pay better rent than local students, which helps the ROI significantly.

Don't just compare city rentals. Some investors are looking at vacation spots, though the dynamics are totally different from student housing. For example, check out this guide on sea view apartments in Bulgaria to see if a different strategy might suit your portfolio better.

The Technical University area is great, but be warned: the competition is fierce. You need to differentiate your unit with high-speed internet and modern appliances to justify a premium rent.

Vacancy rates are non-existent in September, but you might have trouble finding tenants in July and August. Budget for these two empty months every single year.

ROI in Sofia is currently hovering around 3-4% net. It's not a get-rich-quick scheme, but it's a solid hedge against inflation if you buy in a prime location.

I'd avoid the oldest buildings without elevators. Students today have high standards and will choose a new building with an elevator even if it's slightly further away from the lecture halls.
