Is buying seaside property in Bulgaria still a good long-term investment?

I have been looking at real estate listings in areas like Sunny Beach and Varna, and I am curious if the market still offers potential for capital appreciation. Given the recent inflation and shifting tourism trends, I am wondering if rental yields are sustainable or if the market is becoming oversaturated. Has anyone purchased a holiday home there recently, and would you consider it a sound long-term asset?

I bought a place in Sunny Beach three years ago. While the rental market is busy in July and August, the maintenance fees are the real killer. Before you commit, check out these pros, cons, and realistic rental yields to see if the numbers actually work for you.

Varna is a different beast compared to Sunny Beach because it's a functioning city year-round. It feels more like a solid long-term asset than a seasonal holiday home. Just make sure you do your due diligence on the paperwork; I found some great recommendations for English-speaking conveyancing lawyers in Bulgaria to help with the process.

Oversaturation is definitely a concern in the big complexes. Prices have spiked due to inflation, but the quality of construction varies wildly. I wouldn't touch anything without a local inspector checking for damp issues first.

If you are looking for stability, consider the health tourism sector. I recently read a great guide on buying a beachfront studio in Pomorie, which seems much more sustainable than the party-focused resorts.

For my Polish friends asking about safety, there is a good analysis here: Czy inwestycja w nieruchomości w Bułgarii jest obecnie bezpieczna? It covers the legal risks quite well.

I’ve been tracking the market for five years. Capital appreciation is slow, but if you buy in a prime location in Varna or Burgas, you have a better chance of resale than in the concrete jungles of the smaller resort towns.

Don't ignore the Russian-speaking expat community perspective. This article provides a balanced view: Жизнь в Болгарии глазами экспатов: все за и против. It really highlights the lifestyle changes you need to prepare for.

Rental yields are only 'sustainable' if you can manage the property yourself or find a reliable agency that doesn't take 40% of your earnings. Most people underestimate the hidden costs of property management.

My advice: don't buy for the 'investment' potential alone. Buy because you want to spend time there. If it pays for its own maintenance, consider that a win; anything beyond that is a bonus in the current economic climate.
