I am planning to sell an apartment I purchased in Varna a few years ago and I am trying to understand my tax obligations in Bulgaria. Are there specific holding periods that qualify for a capital gains tax exemption, or is the tax applicable regardless of how long I have owned the property? Additionally, I would like to know the current flat tax rate for individuals and if there are any allowable deductions for renovation costs. Any advice or recent experiences with Bulgarian tax authorities regarding property sales would be greatly appreciated.

The standard flat tax rate in Bulgaria is 10%. Generally, you are exempt from capital gains tax if you sell your primary residence, provided you have owned it for more than three years. If you own more than one property, the rules get stricter, so definitely check the latest guidance from the NRA.

I sold a flat in Varna last year. Keep in mind that you can only deduct renovation costs if you have official invoices issued by registered companies. If you did the work yourself or paid cash, those costs don't count for tax reduction purposes.

If you are a non-EU citizen, the rules can be a bit more complex regarding property ownership and tax residency. You might want to check this guide on legal requirements for non-EU property owners to ensure your status is clear before the sale.

Be careful with how you declare the sale price. The tax authorities compare the sale price with the 'tax evaluation' of the property. If your sale price is lower than the tax evaluation, they will tax you based on the higher tax evaluation amount, not the actual sale price.

I've been looking into buying more property lately, and it's interesting to see how maintenance affects value. If you're curious about how structural integrity impacts resale, check out these common maintenance issues in older Bulgarian apartments to see how they might affect your appraisal.

The 10% flat tax is quite straightforward, but the exemption for a single residential property only applies if you have owned it for at least 3 years. If it's a secondary property, you will almost certainly have to pay the 10% tax on the profit.

Don't forget that you need to file your annual tax return by April 30th of the year following the sale. The Bulgarian tax authorities (NRA) are quite efficient with digital filing now, so you don't necessarily need to be in the country to submit your documents.

Always consult with a local accountant in Varna before finalizing the sale. They can help you calculate exactly what qualifies as a deductible expense, as the rules regarding capital improvements versus general maintenance can be tricky.
