Buying property in Razlog vs. Pirin Golf: Lifestyle and investment pros/cons?

I am currently looking into purchasing a holiday home in the Bansko region and am torn between buying in the town of Razlog or within the Pirin Golf & Country Club resort. I want to understand the real difference in long-term rental potential and overall maintenance costs between these two options. Does the convenience of the resort justify the higher service fees, or is town living a better bet for someone who wants more authentic local access? I would appreciate any insights from current owners on the daily living experience in both areas.

I’ve owned a place in Pirin Golf for five years. The maintenance fees are steep, but the security, landscaping, and amenities like the spa and golf course make it effortless for holiday rentals. If you want a 'lock and leave' property, it’s worth the premium. Just make sure you understand the legal status of the building—check out this guide on Act 16 before signing anything.

Razlog is definitely more authentic. You’re living among locals, the food is cheaper, and you get a real sense of community. The downside is that rental demand is lower compared to the resort, and you’ll have to handle all your own maintenance. It’s better for long-term living than short-term holiday lets.

If your priority is investment, Pirin Golf attracts a higher-end clientele who don't mind paying more for the resort experience. However, don't overlook the heating costs. Much like the issues discussed in this article about managing heating costs in winter, properties in the mountains can get quite expensive to keep warm during the peak season.

I chose Razlog because I hated the 'resort bubble' feel. In town, you have access to local markets and authentic taverns. It feels like a living, breathing town year-round, whereas parts of the golf resort can feel a bit empty outside of the peak ski and golf months.

Pirin Golf is managed professionally, which is a huge plus if you aren't in Bulgaria full-time. Trying to manage a property in Razlog from abroad can be a nightmare if you don't have a reliable local property manager. The fees cover security and pool maintenance, which justifies the cost for me.

Whatever you choose, please don't skip the legal side. It's vital to have someone representing your interests. You can read more about why you should hire a lawyer here: Do I need a lawyer when buying property?

The rental potential in Pirin Golf is consistently higher because of the brand recognition. Tourists want the gym, the pools, and the golf course. Razlog is great for a second home, but you might struggle to get the same nightly rates on platforms like Airbnb.

Living in Razlog has been great for my family. We wanted to integrate, and the locals are very friendly. We saved a lot on the purchase price compared to the resort, which allowed us to renovate the interior exactly how we wanted. It’s a trade-off between convenience and character.

If you decide to look at other parts of Bulgaria later, like the coast, keep in mind that the climate differences require different maintenance strategies. Always research the specific region's challenges, as highlighted in this post on winter maintenance for holiday homes.

For someone new to the country, Pirin Golf offers a much softer landing. Everything is in English, the grounds are secure, and you are surrounded by other expats.
