I am currently looking into investing in a holiday property along the Bulgarian Black Sea coast and would love some local advice. I am torn between the vibrant atmosphere of Sunny Beach, the historic charm of Sozopol, and the quieter, family-friendly vibe of Lozenets. Could anyone share their experiences regarding rental potential, maintenance costs, and general infrastructure in these areas? I’m looking for a place that offers both a relaxing getaway for my family and a decent return on investment if I decide to rent it out during the peak season.
I own a place in Sozopol and love it. The Old Town has such character, and it attracts a more affluent, family-oriented crowd compared to the party scene in Sunny Beach. Maintenance is manageable, but older buildings need regular check-ups.

Lozenets is beautiful but very seasonal. If you don't mind it being a ghost town in the winter, it's perfect for a relaxing family getaway. Just keep in mind that infrastructure development is slower there compared to the bigger resorts.
Sunny Beach offers the highest rental potential because the season is long and the volume of tourists is massive. However, the maintenance fees in those large complexes can really eat into your profits.

Sozopol is the sweet spot. It stays busy enough to have great restaurants and services, but it’s not as chaotic as Sunny Beach. Property prices there have been holding steady, which is a good sign for long-term investment.

I’ve spent summers in Lozenets for years. It has a very 'chic' vibe now, but be prepared for high price tags during July and August. It’s definitely not the budget option anymore.
If you want peace and quiet, look at areas just outside of Sozopol, like Budjaka. You get the benefits of the town but with much better views and privacy.

Maintenance costs in Sunny Beach complexes can be high because of the swimming pools and security services. If you want a lower overhead, look for a standalone apartment or a house in a smaller village nearby.

I think the rental market in Lozenets is quite saturated with luxury villas now, so if you go that route, your property needs to be top-tier to stand out.

Sunny Beach is strictly business. If I wanted a family getaway, I’d choose Sozopol every single time. It feels like a real community rather than just a tourist machine.

Infrastructure in Sozopol is quite good now, but traffic can be a nightmare in August. Plan your visits accordingly if you want to avoid being stuck in your car!
